@John Coleman We all learn from those that disagree, well stated.I think that if you take a look at College Heights, East Lynn Addition, Sherwood Forest & Nicholtown (now Eastover) The evidence would surely lend itself to the idea that the growth rate in Greenville coupled with the national urbanization trend will see these areas be gentrified within the next 18-24 months.

Spend some time at Home Depot or Lowe's, have a feel for material costs and speak to a couple of flippers or general contractors, be able to estimate labor with some degree of accuracy.Hope this helps!
