I have the 1/2 HP InSinkErator Badger 5, so I would recommend it if you won't put everything in it, it's not a garbage bin, just something to help you with cleaning and the sink not to get too dirty.

You're right $2,500 was way too low but the $4,000 in repairs per unit is more of a budget for small repairs like holes in the wall, painting a room, or cleaning a unit.. things that wouldn't necessarily increase the value of the property. 

Step 1-clean thorough. remove any grease/grime.Step 2: sand, to scuff up the surfaceStep 3: remove all sanding dustStep 4: use a bonding primer that works on glossy surfaces.

It was cleaned up and cleared by DEC but spill still under foundation and roads.

Long story short, now he is my eyes on the property so I rarely have to go out to my rentals for inspection as he walks and treats the interiors and gives me an update on how things are looking inside, how clean the tenants are, how many people are inside, etc.   

Our focus is now super clean deals, meaning, high credit scores, low LTV's, low DTI's, 3-4 month cash reserves, for all loans now.

I would rather have someone leave and leave the apartment clean then stay in it for months with no rent and no chance of eviction.

-Soak up knowledge like a sponge through podcasts, these forums, books-Learn how to analyze property (or partner with someone who can)-Make sure your personal finances are cleaned up and you have some cash for investing and for emergencies-Pick a market-Build a team-Take ACTION and put in offers-Constantly network with other investors and people in the industry-Learn from all the mistakes you'll make (you WILL make a ton)It's not easy, but with focus and putting in the work, anyone can do it.Best of luck.

Would it be a good idea to also replace the pipe going out to the city tap and to install a 19" clean out outside the foundation?
