I stuck to the modern theme - replacing light fixtures from Amazon, peel & stick flooring in the kitchen, and adding a fresh coat of paint on the cabinets and walls.

Usually it's only a few hundred or maybe a couple thousand bucks--a few hundred or a couple thousand bucks usually shouldn't be enough to derail a real estate deal....Good luck out there!

It sounds like a good deal, and foundation issues like that can be a few hundred $$ to seal it, or tens of thousands to repair.

I thought about renting our house and then move into apartment, however, if we do that, we will just pay few hundred dollars less so I am not sure if that is good idea. 

I'm in the talks with a seasoned investor who is looking to slowly pass along his properties.I am in the kitchen cabinet/countertop industry, so he is a customer of mine who uses me to provide cabinets and counters for his rentals.

My first project is a small bathroom remodel, followed by another smaller bathroom remodel, and eventually kitchen floors and cabinets, etc.

Maybe I wonder because I haven't started yet (other than listening to the hundreds of podcasts here and looking on MLS, etc.).
