How do I remove this tenant?

Hi BP fam! I'm in the talks with a seasoned investor who is looking to slowly pass along his properties.

I am in the kitchen cabinet/countertop industry, so he is a customer of mine who uses me to provide cabinets and counters for his rentals. 

So long story short he has a property for me in Pleasantville NJ. It would be a sellers finance with 20% down.

He is giving me a very generous deal but the kicker is the tenant in there now doesn't pay his rent and he said I would have to be responsible to get him out. Which kind of scared me away.

Just looking for some advise on how I should approach this situation and the right chess moves here!
