Got a call from a tenant this morning that there was a drive by shooting at one of our rental properties.About 40 bullet holes sprayed all across the house, tons of damage to the interior area well (cabinets, doors, shattered windows, etc.). 

Remodeled primary bathroom with all tile shower, replaced toilets, redid all flooring, painted interior and exterior, all new kitchen cabinets.

For example, replacing kitchen cabinets cost X amount, replacing the flooring throughout cost X. 

Pre printout you can make notes on the back of the receipts to jog your memory.Iphone can pair with an iphone printer and print wirelessly.Then your CPA can digitize your records if that is how you both want it.I like it because I can go back and get a feel of the total expenditure as well as the detail, and compare that to the benefit--like it's own little file cabinet drawer.Good Luck!

If pipes are slow, dripping or backing up, I find a plumber and replace the cast iron with PEX or PVC and have new holes drilled through the bottom of the cabinets or floor (rather than tear the walls up) for kitchen sinks and bathrooms, and have the on/off water shut off valves changed if corroded.

From a quick search market rate rent is $2300 (in good clean condition but not upgraded) to $3600 for 1 bedroom (updated, granite countertops, new cabinets, flooring) - I maybe off by a hundred or so dollars but that's the ballpark range. 

We've even had toilets, kitchen cabinets and new windows stolen occasionally.

From there, fresh paint on cabinets and new appliances go a long ways.
