Mostly cosmetic items in my opinion (new flooring, painting cabinetry, fresh paint, electrical and plumbing fixtures) etc and one bathroom is having a completely new tub, shower body (+ finishes) cement board walls, waterproofing and tile work. 

I have been receiving emails from this company for quite sometime but have never done business with them. 

I have been asking for referrals, but not receiving responses yet.

The tenants are not Section 8, I received feedback on the local average rent from my Real Estate agent who is an active investor with the Syracuse Market.

As the seller, I've been notified that the house appraised for the selling price, no but never received the appraisal itself.

First step is post/send a pay or quit notice the day after rent is due if not received, usually the 2nd of the month.

What should be my script for receiving wholesale calls?

@Dublin O'DaeAlthough it would be great to receive this investor packet, it's definitely overkill. 

First of all I have not estimated and received an investment yet mainly because when I had that medical accident and I am still bedridden from some medical problems I have had them at age 54 but I'm 61 now but I am  still thinking that I will recover someday. 

Option 2: Charge the tenants after you receive the bill the following month.
