Becoming a realtor was something I've been wanting to do since I was a senior in high school 7 years ago but getting married and having two beautiful daughters happened.

I've heard about some great places, but without that local knowledge I feel intimidated to even pick a location.Any advice for a newbie wanting to get started in this big beautiful game of real estate investing?

I now own a beautiful rental property that I am proud of and managed to rent it within 2 days of listing it.

I would replace it with steel and not fibreglass as that might not go with the aesthetic you're going for! 

BUT, you do a 1031 exchange and the IRS says you carry that $100,000 "profit" with you to property B to help with the purchase price.The beautiful thing about depreciation is it is a TAX concept only with no basis in reality.  

@Abad MarroquinHello Abad, 5 main thing you need to do b4 placing property on market is as follows: #1: Aesthetic: Very important for units to look great and inviting.

Sometimes the minor aesthetics can make all the difference.

The property was beautiful, but it suffered a bit due to regression, the fact that it was located on a hill, and that the bedrooms were a bit small after dividing one to make it a 3/2.

What is the worst case occupancy rate you factor into your margins given that the property is in an A+ location and is staged beautifully?
