The time aspect is pretty much zilch.

When you practice this principle consistently, people recognize that you are someone of integrity and they trust your word.

But for less that $50/month I pay for Buildium, and it has streamlined almost every aspect of my business.In the beginning I did have good luck with Paypal.

Can you please explain the investor capital aspect alittle further?

I believe it is completely possible to get into the business without loving all aspects of it.

I do not want financial reasons to dictate where and how I work and serve others with my doctorate, and I have found that my results driven, analytical, and entrepreneurial mindset are not well suited to some aspects of my chosen career path. 

I would recommend a property management platform as @Eric Swint alluded to, so you keep your maintenance requests, rent collection, and other aspects of the property in order. 

It will be awkward/uncomfortable, but arrange a sit down and explain it's best if she leaves without getting attorneys involved as that will affect her future rental aspects.
