I have been trying to analyze a few deals and have seen the monthly estimated rent on sites like Zillow even for houses in my town.

Analyze what the rents and vacancy in your area are.

I read all the books and articles i can, listen to all the bigger pockets podcasts and webinars, and have been analyzing deals on the MLS for practice. 

The BP community (podcasts, forums, blogs, etc) is a great place to learn, but don't forget to get out and start analyzing as many deals as you can! 

Total ROI is most important if you want to analyze how good a deal is, CoC measures how good the debt is, reserves measure how hard of a storm the owner can weather, and equity measures how good the buyer purchased the deal relative to market conditions.

If you approached me with this idea I wouldn't need any profits from the flip to be happy, and I'd still work incredibly hard analyzing properties, running comps, negotiating offers, etc.

Certainly doesn’t sound like this method makes the decision as clear-cut, so I want to understand ‘why’ I would be analyzing the return in this manner before factoring it in to the decision.
