Hello JustinSo what i understand it is a hopeless case to find good GC at your area , you do not have one on your team !!

Stephen Chatto I'm not a Lawer but my dad is a retired broker he has a book on real estate laws in New Jersey, I am not a Lawer but from my understanding As a wholesaler (flipper) you are considered a broker especially when met listing properties on the web , police can fine you in different ways as in practicing with out a real estate or business license (which is usually the case)NJRS §45:15-1.

I understand there are challenges with the tenants but if it is able to generate 30% YoY, it is certainly worth it.

I understand this isn't the place for legal advice I just wanted to here from people who love real estate with all its twist & turns, ups & downs.

First, I do understand the risks of Single family package deals, and will inspect each property and pick the best ones. 

What most people try and do is pay someone who doesn't really understand the business (of the industry in question -- in this case, real estate) and they cobble something together to get the minimum words they think the search engines like while re-packaging existing content. 

I will do my best to summarize this as much as possible in an understandable format. :)BackgroundWe own a unit in a 16 unit cooperative (coop) building in Clearwater, FL.  

Thanks JasonWhat I am understanding is that if the work being done is somehow faulty ( I think of a plumbing fitting attached wrongly causing a future flood) my property insurance subrogation department would come after my company for the $60,000 flood damage claim wanting my LLC to be responsible for the faulty installation that caused the damage.  

I understand that the rental seasons may be longer around Asheville/Brevard, than in Highlands/Cashiers given the more mild climate?
