If the dead bolt had “no exterior access” it means it’s one of those 2 piece deals that’s just screwed into the door and door trim/frame.....shouldn’t be significant damage forcing it open.

Sure, it might be an appreciating market, but forcing $4,500 relocation payments reduces the amount of profit a property makes, which thus reduces the value of your property, which is (for commercial buildings over 5 units especially) based on the amount of profit a building can produce.

Similar to how the capital gain exemption can be pro rated if you're forced to move for employment.- If the answer above is no, is the non-excludable gain (151k in your calculation) taxed at the capital gains rate or the ordinary income rate?
