Hi Aqsa,I'm bias but then again, I've owned real estate all over and haven't found a better market for sub $100,000 than Toledo.Low entry price pointHigh cashflowEmployed tenants that pay rent onlineDecent areas with well kept homesNot much appreciation so IMO it's a strict cashflow play.If you find and buy off-market you can snag some great deals for sub $60,000 purchase and rehab.Quality of workmanship is the downside and so is motivation of other folks needed to make investing from out of state work.So beware.These are the downsides bit like with any market, you will always have pro's and con's.All the best 👍

Is it the price (sometimes $449K vs $455K makes a difference in who sees it), location or something else?

You may be obligated to complete the project according the the OG contractor's pricing, which may be insufficient to complete the project. 

Be very careful when calculating for a refi or sale-  recent zoning changes have been confusing and ridiculously restrictive for student housing-  some properties are $50k for a reason, run-  it looks... bleak.

I would price out the insurance either before going under contract or during due diligence.

I did list it last night on Zillow, Avail, and FB marketplace and have already received about 8 inquires, which makes me think the price maybe a bit low and that six weeks in advance is too soon.

If so was that expectation reasonable?
