@Marco Santarelli Thanks Marco for the reply,,, as you know out of area clients need an EXTREME amount of help both in Quality of property but Quality of the people they are dealing with and all vertically integrated. from wholesaler to Marketer to rehabber to PM.

I'd forget about their "estimates" and do a little research on insurance, landscaping, utilities.On the surface of it, $2100 gross per month for 99.5k seems pretty decent to me, but you have to consider location, age , quality of construction, etc.

Now I am playing devils advocate here I have bought my share of screaming deals but 5k for this quality of home seems a bit much..Just curious of the responses if any.. or if everyone on here thinks hey buy as low as possible no matter who you take advantage of.This is right up there with Guru ism in my mind :)
