One, is that if you were lending money to someone and had them agree to give you a JV position in the company, you'd be nailed for a controlled business relationship, but for a hospital to own the company that sells the equipment, sold in the rooms before they check out and funding the equipment deals, that's okay....So using under handed techniques, having controlled business relationships and marketings services before disclosing prices is something accepted and expected in the hospital industry, as well as the rips offs in Medicare....point is, you can't just cut the entitlement used to pay for ludicrest charges, you also have to attack the greed and business tactics that lead to the overcharging.

Also if it's floating laminate, vinyl planks or engineered hardwood it qualifies for accelerated depreciation over 5 years while a solid nailed down hardwood in a rental is depreciated over 27.5 years.

Not sure it would hold up if challenged, but they signed it: "Tenant agrees not to use any damaging hangers such as nails, staples, tacks, sharp objects, etc., in any cabinetry, wood mantle, trim, doors, stair railings, etc., and agrees that any damage caused by such use will NOT be considered reasonable wear and tear, and Tenant will be charged any repairs needed to repair or replace damage.

@Dylan Bednarz @Chris Mason Hit the nail on the head there is no simple answer to your question but having said that I actually have Deis approved up to 56% on your total debt taking them ratio FHA seems to have a problem with any housing ratio above 39% conventional ratios can go higher on the housing but lower on the total DTI.
