Pretty similar to all properties you need to have reserves to fix things even if it's new construction you'll eventually have to replace roof, heating, etc. if you hold the property for long enough

The city told you that you don't need permits and it is repair, so what the public adjuster said doesn't make sense (and neither the city official or the insurance company mentioned it).With a fire, they may need to replace more than one cracked tile as the heat from the fire and water may have caused the tiles to loosen from the subfloor and there might be damage you can't see.

@Aegis Fang Aegis, I use either $500 or $750 per year per door for maintenance budget.If the property has a roof, heating source, and hot water heaters under 5 years old you can also reel in the caped.

Best places to spend your budget IMO, though, to get that good tenant that will stay a few years - bite the bullet and upgrade from oil or electric heat to gas heat if your HVAC already needs replacing.

Currently, I have 2, 22-year-old high-efficiency furnaces that are controlled by 1 thermostat (I pay for the heat) and window units for AC which the tenants pay.
