It was truly sad to watch some people excitedly run to the back, others skeptically march, and others still sit with their jaw open unsure if they would take the steal of a deal or leave feeling unfulfilled. 

Often times folks march off into the sunset with misplaced beliefs and misconceptions which eventually will catch up.  

The cash flow is there on paper, but I would rather have a class B, and I don't think we have the cash for another class A- SFR.  

If you don't have much time, I would suggest AVOIDING class C properties and instead focusing on Class B and A. 

Thoughts on best approach to weather the winter and salvage something given a lease term which is set though March 2015?

Me and my partner will be purchasing our first rental property in march.

This way her rent will increase when she finds a job after she graduates, I get a tenant in there really soon, and I get a longer term tenant.I compared this scenario with waiting and perhaps finally renting the unit in March at asking price.

I live in one of the areas that the band of lake effect snow just sat over us dropping 5" per hour.  

The properties have had several code violations ultimately leading to emergency board and securing the structures as far back as 2004, including removal of tenants, and both properties have legal binding orders from the Building and Standards Commission in effect on March, 2005 and October, 2008.The owner is being assessed a fine of $500 per week on each property until resolution.

Renting it out is Plan B and I would then rent an apartment in close proximity to work for roughly 1850/month.
