@Krishonda Johnson in general I'm not a huge fan of this practice because it's one of the many reasons why wholesalers get a bad rep. 

You lose the ability to depreciate the property in this scenario which I'm not a fan of. 

Laminate flooring can get ruined very fast and needs more frequent replacement , in addition to the fact that hardwood means better capital improvement etc.PLEASE SHARE YOUR THOUGHTS  thank you

Agreed, Properties that make financial sense are hard to find, you will most frequently need to find a multi-family property to get closer to that 1% number.
