After completing several fix and flip projects in the Atlanta area, I am still searching for the ideal mission appropriate contractor to join my team who understands and appreciates how to work professionally with the investor/developer but with a desire to collaborate on the right design.  

I have 3 gap funders but my experience is that you have to earn this by a long and solid track record with private money lenders.

My greatest real estate achievement has been getting my real estate business earning enough cash flow each month to allow me to transition from my full time corporate job to a part-time corporate job.

I consider all factors like minutes before putting my hard earned money in a high-end condo (an investment that comes imo with more risk than say SFR).

I know the new higher balance will show against my debt to earnings, but a lower down payment means I'll have to deal with PMI which would make most deals negative cash flow.Any thoughts on that?
