If a home is properly maintained, as are some of the ones I buy, you still have original hardwood floors, original joists under the sub-floor, original trusses in the attic, etc.

The property is zoned for both and has 45 ft height - which allows me 4 floors with a basement due to the slope.I am confused that why would IRS would compel me to depreciate a building over 39 years when it has only 10 years of life left.

The reason square footage is a mess is because of how it's calculated and how you use your space. 1,000 square feet of an open floor plan is way more valuable than 1,000 square feet of compartmentalized rooms, but an appraiser will likely call it even.

The tenant on the other side said that the previous owner of my side got several plumbing companies to open the whole restroom floor to fix the issue but apparently they never did.

I feel good about this move but in retrospect, I wish waited another 6 months or so until we are closer to the floor of the market so that the funds I had tied up in cash and bonds could have bought purchased more equities.
