What should I have the realtor look for when he goes out to see the properties?

The post office has been at this location for 80 years and all of the residents need to pick up their mail from the Post Office, there is no delivery. 

Our first goal is to have her income covered in about 5 years so she can free up her time.

@Yixiong Pan - If others have the cash to put into deals it sounds like you could form a JV partnership with others where they bring capital and you operate the deal and come up with a split of equity of the purchase.

When an appraisal comes in terrible, we usually just drop it from the portfolio and put it in the next portfolio that we will send to one of the other banks we work with.

I might use it to buy a property that I fix up and refinance out of to pay off the HELOC.
