It blows my mind that people are willing to spend a good chunk of change on a piece of property that they will be tied to for, probably, years to come but they don’t want to spend a weekend and a few hundred bucks checking it out.

We placed tenants in 2 different houses June 1st, and another last weekend.

There will be emergencies that disrupt your peace (last year during my largest Christmas reservation a well pump needed to be replaced or lose a $5k reservation).   

At that time on Saturday I called the seller and he wanted to wait until Monday because he had family stuff planned for the weekend.

Here in MV, Sunnyvale, outside MSFT, FB, GOOGL, TSLA since late last year most home sellers expect to sell on first weekend with 18-20 offers.

I still work 40 hours a week so this was mostly done at night and in weekends.

You'll swap the lock out but you don't want them to move out and take the lock then realize that your unit was left open, without a lock on the door, over the weekend after they took their lock and moved out. 

I had been a weekend warrior landlord for a few years and flipped 1 house the year before when I committed to taking this leap.
