I house-hack my 4 bed single-family house and I not only have my mortgage covered, but also my utilities, gas, and food bill each month by my tenants.

Putting myself in the guest's shoes, I not thinking about the review when checking out and traveling home (if it was a great stay)...I'm thinking of getting gas and grabbing food before hitting the road.This is part of my script when asking for a review the next day:"I would really appreciate it if you take 2 minutes to leave me a review on Airbnb about your stay.

No excess food down the sink and no garbage disposal.

Come to find out they left food and trash all over the house.

The property i am looking at is 3 acres on the water will have 14-18 rooms, a 3000 sqft club house, cliff side infinity edge pool and on site food and beverage.   

Food for thought.

Will you get your rent payment or will they pay the 2 car payments and buy food and take Jack or Jill to the doctor because of the chronic bronchitis they have had since they were 2 years old......???
