Extra bonus, the nearly identical house on the same street had just gone under contract for more than I was planning for my sale price with a "rental grade" rehab, so my plans for nicer finish-out were looking good (even though I wasn't counting it in my numbers).Due to limited cash funds, I did a 50% cash down payment, short option, 30-day close... and lost it to a lower all-cash offer.Lesson #1 - I'm going to need "cash" in the Austin market.  

We will probably have some new slums and some new prestigious areas due to the casino .  

Albany is a complete dump, but getting re-vitalized they say and a new casino could raise prop values.

@Shaun Reilly ,Exactly right; however, with bonus depreciation it makes more sense to assign it to the appropriate items.

Has shopping, and is building up quickly due to the QuilCeda Outlet mall/casino expanding over the last couple of years.  

All of Hamilton County also has great schools - a bonus to our community.  

I would apply it before the deduction and just consider any gain from the deduction a bonus.

I open a number of credit cards to take advantage of the sign-on bonuses but I always, ALWAYS pay it off every month.

This is my first post - excited to jump in here.I'm in the Pittsburgh area and am looking for a CPA (bonus points for Sewickley area) to help with positioning me for my first real estate investment.
