I don’t think I qualify for the 121 exclusion since it’s been house hacked and I actually made 75% of the house a rental property and filed taxes using deductions and depreciation.

I would offer 50% if an investor put in 50% of their money and I financed 50% from my other lender connections but I don't see giving somebody 50% for a loan as a fair deal.

As an unseasoned investor - I look for properties that can have a reasonable exit strategy, expected net profit when I exit, easy to rent, not a significant management headache, etc.

For brevity's sake, I understand the merit of seller's not paying professionals to negotiate against them and I am a proponent of brokers having greater flexibility and influence on compensation allocated, as it provides all parties greater chance of compromise.

@Zac LindquistNo VAs are used here; I think I will self-manage as long as possible.My occupancy would be close to 100%, but because of house hacking, sometimes I choose a gap between TMP contracts so family can visit.I only list on Furnished Finder (FF).
