She is tired of running the laundry mat. 2: She doesn't want capital gains by selling.Your offer should be to either do seller financing for a monthly amount that suits both of you and a term that is longer than their expected lifetime.Or, you could do a renewable lease option, which allows for you to exercise the option upon her death at which time her heirs will inherit the property tax free and you can pay them the option amount.

I believe it might be due to some of the local investor agents / property managements are tired of chasing and performing due diligences while some clients hardly do anything besides cutting a check.

You can't drive an apartment to work.An older, well maintained vehicle speaks more highly of the owner to me than a new car with new tires and wheels.

If I sold you a car that had a slow leak in a tire, I'd tell you so you could keep an eye out for it & not just drive obliviously.

After a closer examination you can see from the parking lot to the street there are tire marks where cars have gone in/out of the parking lot.
