I do some fix and flips myself and do a lot of the work myself.Are you from Utah or did you move here from out of state?

Depending on how accurate you want or need to be a % estimate may not work for you.  

Mostly because they have a lot of resorts and hotels that work to "lobby" the municipality together and keep Airbnbs to a minimum.

Zoning laws can seem really boring but ultimately make a huge difference in how our city works and also what you can do on your own property.

The cost of the repair plus a margin (maybe $30k) to compensate you for the added work and risk.

,To piggyback off what @Michael S. said, you’ll find it pretty difficult to find a decent property in Huntsville proper on a $250,000 budget.Don’t worry, though—in nearby suburbs, your budget will work fine.

The only disadvantage would be that you would most likely not be able to get financing for this property, but if you have the cash to invest, it should work out very well for you. 

I know of several rehabbers in Sacramento who also have their RE license, and if they can't make a deal work with the numbers or the seller won't go low enough on the purchase price, they list the property instead and still make some money from their commission on the sale. 

When you are licensed, you soon realize 99 percent of agents don't know anything about investing so when you find someone who does and works with investors, that is who you want to associate with or assist.
