New Roof, All new Doors, paint, Totally remodeled office, kiosk, Renter's insurance and security system.

I have a few friends in the established sector in CA and the biggest complaint they were having on purchased facilities would be the established security that comes with the building. 

I also plan on installing key phob entry for the lobby, and some security cameras in the common areas to better secure the property and help the tenants feel safe.  

No real contact info (there is an info@ email buried somewhere) and even though the search is fairly polished some of the pages are sketchy looking and the subscription links aren't even actual CC forms or secure.

Not that you'd expect to default, it's obviously the worst case scenario, but that is a whole heck of a lot worse.An alternative to refinancing is a line of credit secured by the property, a HELOC. 

Added security might do the trick. 

What these gurus never seem to mention however is how someone starting out is supposed to secure commercial lending when the requirements are so much different than residential.

But when he said he is gonna vacate the home he had defaults on rent. we have 2 months rent as security deposit , we told them we could deduct that amount on rent only if the house is returned in good condition... when we inspected, the house was in very pathetic state...they didn't inform us about the dog and it wasn't on the lease either but we found that they had a dog and 2 cats...The dog caused much damage to 2 of the doors.

I have secured financing and I am working with @Adam Mayberry on a design now.
