Should I sell or use the property as collateral?

I have a property that has around 100k is equity if I sell it. I want some ideas to invest this in the South Florida Market more specifically Broward or Miami. My other option with this property was to use it as collateral and get a line of credit on the home, then try to get a mortgage loan and use the line of credit as a down payment and afterwards refinance. What do you guys and gals think is best or what you would do with 100k cash?
