We are looking for a CPA and have 4 rentals - 2 active and 2 in the pipe and try to keep one flip running all the time (4 completed so far).  

Question 1: Even though we are careful to track ALL rental expenses that are paid using our personal credit cards, is that enough separation from personal accounts or MUST we open a separate credit card for each LLC? 

I'm just concerned that we are opening up another can of worms as it is more than likely that it will be high in other parts of the house as I suspect the wall-to-wall carpet is contributing to the high counts.  

My broker and my wife think it's much better to rehab and sell it than rehab and rent, in part because it has a pool.So now we are in the process of buying a house, to remodel and hopefully sell fast enough, and that's when I started wondering about taxes, liability and what not.

I found a hard money lender that closes in 5-10 days so we are still working on the paperwork. 

If you are brand new, you will probably need some more study to assimilate all the jargon that we are using.

Given where we are in the cycle pickings are slim.

We are trying to also avoid reliance on internet.  

I decided that I'd like to search for a seasoned/experienced wholesaler who is looking to teach someone to birddog for them; as in what to look for in a deal, what red flags to avoid, how the local market works, etc. 

For larger loans rates are better, we are closing some large deals in LA with 4.5% 30 year am, 5 years fixed.
