Unfortunately I feel like I've painted myself in a corner and have to move forward, finding a new lender at this stage will definitely kill the deal.

I haven't invested in anything yet, still in the education stage to make sure I make minimum mistakes.

What do you guys recommend I do at this stage? 

One thing you should consider is staging the house.. this is very effective.at least soft staging at a minimumalso you could split the difference have your agent refer to another agent and get a referral fee and have both working on it. 

John Hoar is willing to cooperate with you from your planning stage, I would consider that a god sent.

I now work in a coporate setting and on a daily basis I cannot conceive how others can sit behind their computers for 8, 9 or 10 hours and not be utterly stricken in the soul of how this is not how we were meant to live our lives.
