Was there prescreening sifting people out (by accident or design)?

House flipping is all about the unexpected—but with flexibility and persistence the patient investor will find his, or her, way through the obstacles.

If you got into a horrible accident, God forbid, and you could never work again, what will be better for you?  

I want enough cash to be able to handle small "unexpected" (but should be expected) expenses.

Hello BPers,I have a high level question about how to handle unexpected work that wasn't a part of the initial SOW agreement between myself and a GC?

This is my first post, so I thought I would start by giving a summary of what my wife and I have done to date:We pretty much got started investing by accident.  

I think I understand the positives, I'm looking for the unexpected twists in tax or legal. 

If you end up going over budget on the rehab (VERY common), you will need to fund that out of pocket.The danger of not having enough of your own cash is that you end up with unexpected costs you cannot cover and you lose the deal.

I'd rather toss 5k in my bank account for buffer against an unexpected problem.

Sounds like I should get ready for the unexpected lol.
