If you find a good cabinet builder, the price will be comparable (or cheaper) to what Home Depot sells them (after HD markup) but you will have a better finish quality that will stand the test of time.

Take the class for your state, pass your state licensing test, choose a broker to hang your license with, apply for the license with your state real estate board.  

If you want to waste your time and test them, then ask them what I ask all the time, if I were to knock on your door and ask you the same question would you be yelling at me that you are going to sue me?

I got some other units coming so I'll do a bit of testing on CL and see if I get as many hits

Typically, this resolves in a bit as they stop "testing" and if it doesn't you have written notices to back you up.

The self sufficiency test applies to all 3 and 4 unit properties.
