If I could rewind the clock I would 100% target a 4 unit multifamily and on the meeting last night a lender (Joe) presented a great spreadsheet showing lots of loan vehicles to help with a "less than turnkey" condition property which would help someone looking for a 1-4 unit house hack consider a few more options at lower price points with relatively very little down payment.
