I’ve been told to ignore the 1% rule, but I’m sticking with it because it makes zero sense  to me to buy something that a) won’t cash flow well and b) is 30 years old and requires conservative repair and capex estimates.

He really wants to get rid of them both because he manages all his properties on his own, and these are adding a little too much work for him.He is interested in owner financing the property to me.

I just think it would be better served to be posted on an insurance blog/forum or something. if you dont want to sign an AOB....then dont sign it...seems simple to me and doesn't warrant a post blasting the roofing industry.

No one has mentioned this to me real estate agent, Lawyer or Lender and have not seen much about that in any of the real estate books I have been reading. 

Scenario 3)  I'm providing him the money as if it's a "loan", so he would retain 100% of the ownership, and would just pay back his loan to me + interest. 

These calc's provide me with some details as to how to price my rentals in following years, but other than that, they too are not of great value to me.
