I having a sliding ruler for many things but two are almost absolute judgements:  1) No Evictions.

Subsequent applicants can put down backup refundable holding deposits so if the first hold isn't approved we would then move down the line in order of holding deposit received.

Any subsequent offence is issued a Final Notice to Vacate which gives the tenant 7-days to cure and 15-days to move, but curing the outstanding amounts does not rescind the order (that is at the discretion of the landlord).  

We use Chase Quickly for most tenants, but in our duplex, the tenant just slides the check under our door and we have one other tenant that pays cash so we pick that up.

If you think it's okay for them to stay, then let it slide for 4 months and take your chances with any repercussions.

This will set proper expectations with the tenants as well.If they learn you make exceptions to the lawn, then they may begin to push their limits and see what else you will let slide.

*****************In subsequent dealings with this woman, she demanded more and more firmly that I take the ad down.This is a scam - what happens is that "her father" sends you a cashier's check, but it's for double the amount.

There have been some fairly tremendous lawsuits and subsequent settlements by property managements companies who failed to address bed bug infestations in their buildings.As far as getting the units checked between tenants I would be careful.
