Hi BP community,There was a recent ordinance passed in the state of Missouri (specifically the actual city of Kansas City) pertaining to whether or not landlord's can review and deny tenant applications based on sources of income.

There is a small window.My plan was to either add a bulkhead entrance or create an escape window.

This skill is massively important for flipping RE which we plan to do in the future.

Non realtor (me) drawing up purchase contract with seller financing land deal, owner is listed as "ABC Inc Profit Sharing Plan" in the county CAD.

They are NOT going to make an owner whole unless you buy a replacement specific policy.So again, let's not jump to conclusions, just ask your PMC what legal reason compels them to depreciate tenant damage charges.

Their current lease extends to  April 2025, which at that point we were planning on selling.Why sell in the first place?

I have a 3 flat in Lincoln Park, Chicago, IL that I am planning to list for sale in the next 3-6 months.Currently owner occupied in 1 unit (Duplex up, 3 bed 3 bath).The other 2 units (2 bed 1 bath each) are rented.I am wondering if it is more attractive to buyers to leave the 3 bed 3 bath unit vacant when I move out, or should I place a tenant in there and then list for sale?
