Personally, I solely focus on my area right now because I know the surrounding towns in terms of demographics, average wealth, crime rate, climate, flooding issues, and so forth.

We have backup options for funding so the deal doesn't fall through, but it would be more profitable for everyone involved if we can source Debt from the bank as planned - we've secured very good terms contingent on our LTV. 

The heloc is my primary source of investing money so i am trying to protect it from getting frozen.

Realtors are a great source for buyers so if you have a property you need to unload, don't be afraid to build a network of Realtors. 

Anyone know of a good free source to query current market cap rates for a given area, other than scanning comps on loopnet?
