I have recently bought an single family investment property partially with a HELOC and other miscellaneous funds.

By picking a single strategy (ex. small multi-family, single family, apartments, self-storage, mobile homes, etc.) you can concentrate your time and resources on mastering that strategy to maximize the ROI you can get.

My market right now is 'hot' and have been looking for my third property using the BRRRR strategy and condos and single family's are a little cheaper.

We should have enough cash after closing to but two more singles and end up with four times the cash flow. 

RE got me a husband who is now also our family's property manager, GC, and chief household investor!

I don't know what that means in terms of coverage if say your house burns down, could the insurance company not pay out a claim due to you having more than 1 family living in a "single" family house.

My logic tells me that we continue to build single families because it is profitable (people will buy).

I purchased a single family house in Salt Lake City with a mother-in-law apartment in the basement.

My market has many single family and a few multi family properties.
