First, we invest in our small (<2500 pop) rural town, which would not support large MF complexes.Second, because the only apartments available here are low income or senior housing, there is a stigma that would be difficult to overcome.Third, as John mentioned, apartment buildings are not just bigger SFRs, they are a whole different animal.

@Jay Akpovwa unless @Darryl Shelton is referring to something other than what's associated with in healthcare, an assisted living facility (AL for short) is a level of care for seniors (typically) who can live and function "independently" but require some assistance.

Hi BP people, I'm a novice investor looking for some advice: I got an offer from my father the other day but I don't know how to make best use of it.Some background: I'm a US citizen living abroad (Australia) for the last 10 years, but I stupidly closed all my US-based credit accounts at the time.  4 years ago, even though I had zero credit history, I started an LLC in TX, found a TX bank willing to finance a TX rental purchase, and have been paying down the loan ever since.

Hi all, I am a novice but highly motivated to be an investor in apartment building -my spouse & me have some cash assets around half a million dollars - my question to all the experienced & senior members is if it is possible to buy an apartment building of more than 15- 20 units worth at least a million dollars as investment - We have no prior experience  with real estate nor did I have had any mortgage , never bought any SFH - Only started reading more & more about real estate now - getting lot of knowledge from different forums here - will appreciate any help on how to proceed
