Most lenders will have you season the title so you will need to do it 6-12 mo out.

I spoke to her today and it sounds like they are already putting stuff in storage (great sign).  

One problem I encountered using HELOC's is if the lender requires down payment in seasoned cash, not a check from the HELOC account, in my case, 6 months seasoning.
