Alright, this is my first time ever posting on a forum of any kind but I figured its a stepping stone in the right direction.

I've since gotten the title search done and have received the sale order, but I'm still waiting on getting the deed and getting it recorded.

But I see step 1 is figuring out what’s in the realm of possibility then go from there.

I have spent a lot of time trying to figure out what I want to do next and I keep coming back to the idea of either doing home flips, long term rentals, short term rentals, or a combination of them.

We are trying to find a house for sale where we can assume a VA Loan, but so far can't figure out where to find them.

Perhaps, try to figure out why the seller is stuck on $80k for a down, what is he trying to accomplish, then figure out an alternative way for him to get what he wants.Is the property in Eugene or Springfield?
