Probably could have gone higher, but still happy with this price.The buyer can use it for two projects, so the number of cabinets helped push the price.

I see these deals being offered all the time to the naive by the vendors (and pushed by the founders for the fess they're getting) at the area REIA's, and by others looking for buyers who possibly don't know the business or the local RE markets that well. 

At 250k I could gross 40k on the very low side but I’d be pushing for 45k+ 

You should be able to push rents up as long as you stay at the low end of market and not lose any tenants.Good luck!

Because more buyers are pushing prices up.  

It is your right to push back but it will come out of your agent's pocket.

They know how to organize and push around blocks of data but don't know how to interpret or use the data.

But I have this stubborn streak, that if someone is trying to intimidate me, I will push back.

I think we are seeing people revolt because they are starting to lose freedoms and see society being pushed toward socialistic form.
