Do you mean actual rolled out laminate flooring in the master bedroom or do you mean vinyl planks? 

Once you have your team together, ie contractors, real estate agent, wholesalers, re attorney, property manager, etc you will be able to rock and roll.

But everyone has slight variations on how they think about and decompose a problem, so you'll see a lot of people roll their own.That said, I like the visualizations that come with the BP calculators (not spreadsheet), although I don't personally use them for deal analysis.Hope that helps!

And also, if I missed anything with my technical analysis, I would love to hear about that as well :) currently, I plan on adding a graph to show projected COCR per year, a pie chart correlating to operating expenses and also a rolling ROI.
