@Jason Hodges Before spending a dollar I would take the appraisals you already have and basically perform your own new version using the same exact deductions the appraiser used. 

I would review your documents to see what they say.

Spend the time learning your target areas so you are in a position to act fast.

Since I spend a lot of time in traffic, I have had plenty of time to listen to audio books, and one that has really inspired me is David Greene's "Long Distance Real-Estate Investing".Hoping to hear from others who have invested out-of-state without going the turnkey route, others who invest in Columbus, or anyone else who would like to network or share experiences! 

I'm repositioning my portfolio into better return on equity properties in the midwest, so taking some of the appreciation and spending it.

The timelines allow for enough research but when little things come up you have to act quickly to over come them due to the time lines of a 1031.Inventory is going to be hit or miss... you might spend a lot of effort to come up with a plan but you don't control inventory so have backups.
