Hint: the “balance” on the amortization schedule should match the UPB purchased (excluding late fees, and any other funds owed outside the actual note) AND be the line item with the correct number of payments remaining.Using that line on the amortization schedule, complete the deposit in QB with the following entry:Recognize the reduction in the asset (the account/class/whatever QB calls it noted in the purchase noted previously) by the principal amount shown on the amortization schedule,recognize the interest income using the same line on the amortization schedule to a new and separate account “123 Anywhere St Interest income”,the remaining is “gain on payment receipt” of the note and should be recorded in a new and separate account “123 Anywhere St Gain on monthly pmt rec’d”The bookkeeping entry isDebit cashCredit the other accounts noted above.If debits and credits don’t equal, an error in the entry must be resolved. 

That way, you'll not only get your list of items that still need to be resolved, but you'll also start to see the types of issues that your contractors are missing and be able to better ensure that they aren't missed in the future.I'm actually a big proponent of getting inspections after the rehab if you want to know what your buyer's inspector is likely to find.Btw, you don't always get that benefit of doing an inspection before the rehab, as the contractors will often create issues during the rehab that couldn't have been caught until after the renovation was completed.

I am hopeful that once we resolve the permit issues and really finish the fixup that we can come in a fair bit higher than the latest appraisal.

I just stopped by quick to check thinking the issue is resolved since we are all just curious about whats up with other states and none of us (If I read correctly) practices law.

From my experience, the best solution is to act quick and get the water damage resolved.

This is a lot harder to explain and thus is harder to sell, but it does resolve having to agree on a split.I would also focus on sourcing money from as many investors as you can find.  

Why don't you price that option on, perhaps it will not be that much more expensive.You haven't said how you feel about getting the doors to swing out instead of into the kitchen thus freeing up valuable wall space.You have gotten a lot of input here so I hope you will share how you resolving this kitchen design issue.The other thing, is, the price.  

Sometimes, there are problems that are discovered and must be resolved now, not later.
