I assume in everything, one have to do their research and nothing is guaranteed right?

I was planning on using constant contact, but am researching others.

People who are reading this please be aware of the advice you are getting from so called gurus and do your own research.

Now, as an investor, if you are asking an agent to go above and beyond for you, like making multiple low offers, or doing alot of extra research, they may ask for some kind of payment, but most won't.

I do not have the actual investment details in front of me, but for example:Assuming expenses are 50%, and upon further research, finding out that they were 65% could be a deal killer.

Just thought I'd clarify the situation a little further.I think the rental market is strong here; the house is two blocks from the college (not that college kids are always the best target market, either) and just from driving around and watching FOR RENT signs and the newspaper it looks like there is a fairly high occupancy rate.Thank you very much for your quick response - I will continue to do research and figure out my options.Josh
