I am getting about one emial a day on this house and I rarely receive a call back from them.

Basically every dollar spent will be a business expense and every dollar received will be income and the difference after all the dust settles is your profit to be allocated.

Any advice you can give because I know this couple is going to be upset if they don't receive all of their money back.

Asking for a 5 day closing with 0 D.D. received sunday afternoon.Today I call him and explain to him that this client is doing 5 deals a week and will need surveys/inspections/title etc and there is no way to do that in 5 days, even if he was inclined to.I'm told that "this is an easy deal and I'd never sell any property with a 'kick out clause' ever and I have two showings today so why would I even bother with your offer."

I just filled out their preliminary application and received a follow up call within 10 minutes.

I will receive 10% of purchase price for finding buyers and managing deal until term is complete.
