Get the realtor to push selling the first house and sit tight for a while or try to keep going and start building the 2nd house.I welcome any advice.

I was looking for deals in Dundee when I first arrived in Omaha, but things changed so now I am looking at Benson because prices are more reasonable and cash flow is better.I should mention that I buy off the MLS, so my strategy involves sitting around waiting for that needle in the haystack to come on market, then being one of the first people to make an offer.

The only part i wasn't sure about is the LLC because i recall Brandon Turner stating in his book on rental properties that an LLC is ultimately up to you in the beginning.

If you get some great tenants and they take good care of the place, then great, you'll have some extra cash sitting around, but if not then at least you will be prepared with reserves for if something goes wrong.
