I can't speak to local customs/regs in Utah, but in Mass you can go the building department and ask to see the building jacket - this shows you all bldg permits, violations etc.

@Jon HoldmanHad a prospect who wanted a month to month and I agreed and wrote it up that either party could terminate the agreement with 30 days written notice without a reason.
