It's a bit out of my budget but when driving through the town I see it may be a good rental area due to health care occupations.

This has had no impact on indoor plumbing.Odor is obviously not pleasant, but they are claiming that this is the sole reason they want to break the lease immediately and without penalty and that it violates health/safety codes.

Thank you @Israel Garavito - currently only 1 tenant (out of 20) are on behind on rent (and that too by 1 month). they have open parking spots, individually assigned to each unit (no extra charge) and few open parking spots. on comparable, there is an another apt complex, a block away, but has studios, 1 bd, 2 bd apartments only. they have many sizes, the largest being 1200 sq ft. currently go at $1300-$1700 for their largest 2 Bd. it is surely newer, with higher amenities build into it. from what i can understand, they are under performing due to COVID and running promotions to fill up their apt. of course most of this info, is based on the seller sharing verbally. i did not review the rent roll, 2 yr returns yet.

I've checked a few other states and so far they are all in lock step with Mass and Maine.BTW, let me stipulate that I'm no longer selling real estate, so I have no dog in this hunt.Wholesalers prey on those who are either ignorant of the actual fair market value of their homes or those who are in a bad situation (pre-foreclosure, impending bankruptcy, financial disaster, serious health issues, etc) and will take a bad deal just to get bailed out of whatever situation they're in.Your understanding of the term "middle men" is seriously flawed.
